Mumbai: Nation's Priciest Housing Market, Premium Sales Surge in NCR

In the first half of 2025, 170,201 housing units were sold across eight major cities in the country, reflecting robust sales momentum despite a 2% dip. Mumbai led the market with the highest sales of 47,035 units, closely followed by NCR with 26,795 units and Bengaluru with 26,599 units. The premium segment has particularly thrived during this period, showing a notable 17% surge in homes priced over 1 crore.

According to the Knight Frank India Real Estate report, Mumbai retained its position as the largest residential market. NCR witnessed an 8% drop, while Kolkata saw an 11% decrease. Interestingly, Chennai stood out with a remarkable 12% increase in sales.

The report highlighted the greatest demand for homes priced at 1.5 crore, with approximately 75,042 units sold. Homes priced between 50 lakhs and 1 crore saw the sale of 48,972 units, while units priced below 50 lakhs totaled 37,706. Average prices have risen in the first half of 2025, achieving Rs 8,532 per square foot in Mumbai, Rs 5,535 in NCR, and Rs 7,052 in Bengaluru.

Mumbai led the affordable home segment with sales of 30,333 houses priced below 1 crore, followed by Ahmedabad’s impressive sale of 18,083 units priced up to 1 crore.

NCR dominated sales for homes over 1 crore, selling 21,828 units—accounting for 81% of the total sales in the area. In Bengaluru, 18,629 units were sold in this segment. With the highest prices in the country, Mumbai sold 16,702 units above 1 crore, making up 36% of total sales.

In 2025, there's been a 4% rise in unsold residential units; however, this situation is not seen as a major challenge.

A decline has been observed in the sales of homes below 50 lakh, with transactions reaching 37,796 units in the first half of 2025—43% lower compared to 2023.
