Residents of major cities like Delhi-NCR and Mumbai are yearning for clean air. For several months of the year, people are compelled to breathe polluted air. Doctors are advising people to install air purifiers at home, while some experts suggest temporarily leaving the city. The situation in our metro cities has deteriorated to the point where clean air has become a costly 'luxury amenity.'

Amidst this severe crisis, a significant shift has occurred in India's real estate sector. Builders are now offering more than just four walls; they are selling 'breathable air.' Premium and ultra-luxury housing projects are launching in several major cities in the country, with claims that the air inside these homes will be as clean and fresh as the mountains concerning the AQI.

Previously, luxury homes were identified by expensive tiles, swimming pools, or designer fittings, but now the Air Quality Index (AQI) has become the new benchmark. Due to pollution, the carbon dioxide level even inside homes increases dangerously, leading to frequent fatigue and headaches. To tackle this challenge, buyers are now seeking scientifically designed homes that not only block dust and PM2.5 but also ensure controlled ventilation.

Builders in cities like Gurgaon, Bangalore, and Noida are introducing projects that promise clean air for breathing inside homes. Nimbus Realty's Nimbus The Arista Lux project in Sector 168, Noida, is being rolled out with claims of providing clean indoor air. The company's CEO, Sahil Agarwal, says, "In our project, we’ve tried to offer an experience of mountain-fresh air. We are using technology that ensures the air inside remains fresh at all times."

The company claims that the air entering your home is cleaned using special technology. It's akin to washing away impurities before bringing something inside.

The external air is filtered through several levels before entering the home.

Protection by HEPA Filters:

These filters contain special layers of HEPA filters. They thoroughly remove even the smallest particles of dust and pollution (PM2.5) from the air, making the air in your rooms completely clean and fresh.

Most importantly, this system removes not just pollution, but also blocks unpleasant and uncomfortable odors coming from traffic smoke, drains, or distant garbage dumps.

These 'Clean Air Homes' differ significantly from merely installing an air purifier. Builders are revising the design and infrastructure of entire projects. Several developers keep the lower levels of projects vehicle-free and develop greenery at the ground level. This ensures that the environment around homes remains free of vehicle exhaust.

A project in Bangalore features a massive bio-wall with thousands of plants, naturally filtering the air and reducing the project’s carbon footprint. Most premium projects are now certified by IGBC (Indian Green Building Council) or GRIHA, which ensures indoor air quality standards. Modern designs incorporate 'Wind Corridors' and smart ventilation systems, filtering the outdoor air in a controlled manner to bring it inside the home while maintaining normal CO₂ levels.

There was a time when basic needs included just a good house, water, and electricity. But today, the reality is that 'clean air' has become a basic necessity for which people are compelled to spend money.

Initially, companies selling air purifiers profited by exploiting the shortage of clean air, and now this shortage has sparked a new trend in real estate. People are now forced to buy homes worth millions because they are gradually believing that naturally clean city air is almost impossible now.
