Amidst the high demand for housing in the capital, a significant number of flats from the Delhi Development Authority (DDA) remain unsold. According to a written reply presented in Parliament on Thursday, the DDA currently has a total of 34,052 unsold flats across the city, with 31,487 units concentrated in the Narela area.
This revelation came in response to a question posed by Balwant Basavant Wankhede, a Congress MP from Amravati, highlighting the lackluster interest from buyers in DDA's housing schemes.
Government statistics show that the DDA has constructed a total of 62,801 flats in Narela, but only 31,314 have been allocated thus far, indicating that nearly 31,487 flats, over 50% of the total construction, remain unsold.

Why Aren't DDA Flats Selling?
The DDA has launched several schemes to sell these flats, offered significant discounts, and tried to enhance connectivity, yet buyer interest remains tepid.
Experts attribute the lack of sales to several factors, such as incomplete or slow connectivity in areas like Narela, insufficient basic amenities, concerns about construction quality in some projects, and unappealing locations.
Although the DDA introduces various schemes periodically, finding buyers for the vacant flats has been a challenge. To reduce unsold inventory and attract new buyers, the DDA has planned two major projects for the upcoming fiscal year 2025-26, with over 6,100 flats to be launched.
What Kind of Flats?
In an effort to reduce unsold inventory and entice buyers, the DDA has announced two major projects for the fiscal year 2025-26. The first project is Karkardooma Towering Heights, Delhi's first transit-oriented development project, featuring 1,026 MIG and 498 compact 1-RK flats.
The second project is the 'Karmyogi Awas Yojana 2025' in Narela, which will launch a total of 3,656 flats including 856 HIG, 1,800 MIG, and 1,000 1BHK units. Additionally, 3,666 more flats (HIG, MIG, and EWS) will be launched in Narela Pocket-11. The DDA believes that these modern projects with better locations will inspire buyer confidence and gradually help in reducing the old stock.
