The luxury housing market has taken the spotlight in India's major property markets as home sizes grow rapidly. According to an Anarock analysis, the average apartment size in the country's top 7 cities has grown by 17% over the past two years. In 2023, it measured 1,420 square feet and increased to approximately 1,676 square feet by 2025, marking an 8% increase in just the past year.
By 2025, the National Capital Region (NCR) experienced the most significant growth among these seven cities. The average home size here soared by 30% from 1,890 square feet in 2023 to nearly 2,466 square feet in 2025. This boom is primarily attributed to the influx of new luxury homes in the market, with 80% of new project launches falling under the luxury segment featuring large homes and excellent amenities.
High Demand for Luxury Homes in NCR
During this period, an enormous upward trend in the supply of new luxury homes was witnessed in NCR. The average flat size in this area reached 2,435 square feet by 2024. According to the report, out of 36,735 homes launched in NCR in 2023, 40% belonged to the luxury category. By 2025, total launches escalated to 61,775 units, with 80% comprising luxury homes of larger size and superior amenities.
In Chennai, the average flat size jumped by 24% over the past two years, growing from 1,260 square feet in 2023 to approximately 1,561 square feet in 2025. Over the last year alone, the average size increased by 8%. Similarly, Bengaluru saw a 21% growth in average flat size over two years, increasing from 1,484 square feet in 2023 to around 1,790 square feet in 2025, with an 8% increment from 2024 to 2025.
Hyderabad witnessed a 13% hike in average flat size over two years, expanding from 2,299 square feet in 2023 to over 2,600 square feet in 2025. Notably, between 2024 and 2025, Hyderabad was the only city to record a 24% 'double-digit' growth in average flat size.
MMR's Flat Size Remains the Smallest Among Top 7 Cities
Anarock's analysis highlights that the average flat size in the Mumbai Metropolitan Region (MMR) remains the smallest among the top 7 cities, recorded at 904 square feet in 2025. However, there has been a 12% increase from 2023, with a 5% rise in average flat size over the past year alone.
In Pune, the average flat size has grown by 5% over the past two years, expanding from 1,070 square feet in 2023 to 1,119 square feet in 2025. The analysis indicates that during the last year (2024-2025), Pune was the only city to observe a 1% decline in average flat size.
