Affordable housing seems to be slipping from the grasp of Noida's middle class. In recent years, the availability of 1 and 2 BHK flats in Noida and Greater Noida has sharply decreased. The real estate market has seen a declining number of such flats.
Over the past four years, not a single project plan for 1 BHK flats has been submitted for approval to the Noida Authority. This shift has effectively sidelined the affordable housing sector. Very few builders have sought high-rise approvals for 2 BHK flats.
It's clear the demand and sale of smaller homes in Noida and Greater Noida have dwindled. According to market experts, the waning preference for 1 and 2 BHK flats in satellite cities around Delhi indicates that buying flats in high-rise buildings is now beyond the middle-class budget.
Furthermore, due to soaring property prices in these areas, people now opt for small flats for resale.
